How Important is a Pre Purchase Home Inspection?

When looking to buy a home, the anticipation can make you overlook a lot of important aspects. Home inspections fall into this category. There are so many little things that can easily be overlooked. The pre-purchase home inspection is one of them.

How does the house handle the seasons?

Say you're interested in purchasing a home that looks beautiful in the middle of Summer, but when the rain hits in Autumn, you've got a leaky roof. You not only run the risk of a wet or flooded room but permanent damage to the structure, including mold and electrical shortages. These seemingly minor issues can cost thousands if not handled immediately.

Decisions decisions

The home inspection, when considering a purchase, is not only important but mandatory if you want to make a wise decision. Have this done before the sale is final. Ask questions about the repairs that have been done while the last owner occupied the dwelling. Ask how old the plumbing, electrical and HVAC are.

Welcome to home ownership

Read more about home repair, since you'll be the one managing all of it when you graduate from renter-status. Once you own the house, it is important to schedule regular maintenance and repairs, especially for items that can cause costly or dangerous damage such as HVAC, plumbing, electrical and pest control.

Conclusion

How Important is a Pre-Purchase Home Inspection? It could mean the difference between the sale being finalized or an indication that you should keep looking. Don't judge a book by its cover, or a house by its frame. In other words, do not get to attached to the property until it passes inspection. This might be hard when buying a home since you have looked long and hard for a home that fits your needs, but we assure you, the perfect home is out there, and if the inspection checks out you are good to go!
