As your home buying process progresses, you may already have a home in mind that you want to choose. Before you make your final decision after a home search, there are a few questions that you may want to ask the sellers. Some of these are questions you may have never thought to ask.

1. How old is the roof?

Older roofing is prone to leaks and can be an expensive endeavor. It is best to find out exactly what you may have to look forward to as far as the roof goes.

2. Have there been any infestation problems?

Bugs can be an even worse problem than the roof. Termites can destroy any wood in the framing of your home and even wood objects within the home. Roaches and other bugs can be a hard problem to get rid of, even with the help of a professional exterminator.

3. What is the monthly cost of utilities?

This is sometimes considered a personal question that many buyers do not want to ask, but is necessary. You need to know what the average bill is going to cost you before you decide to move in. There are many cities that have incredibly high utility bills so know what you are getting into.

4. Are there any pets buried on the property?

If you buy a home and decide to start digging around in the yard, the last thing you want to come across are the deceased pets of previous owners. You may not want to ask this question, but it is important if you have landscaping plans for your new home.
