What You Need to Ask Your Realtor

Whether you are looking for a realtor or you've already found one, there are so many questions that need to be asked in this home buying process. You do not want to be blind sided by anything or have a deal fall through at the last minute because you did not ask the questions necessary to stay in the loop to make the best and most educated decisions possible. 

So when interviewing a realtor, what should you ask?

1. References. Your realtor should be able to provide you with references, and many of them. If they do not, that should raise some red flags. 

2. How many clients do you have? -- It is good to get an idea of how busy they are to gauge not only their availability, but their focus and priorities. 

3. How will you market my home?--This is absolutely crucial. You want to get an idea of how they price and market the home and compare it to other homes in the area. 

When you have a realtor, there are more question marks that need answers:

1. Can I see the CMA's or "Comps" (Comparative Market Analysis)?-- It is good to get a better idea of what homes are going for in the area and how a home is priced and sold. 

2. Is the area growing or declining?-- Your realtor should be knowledgeable about the area and what kind of market it is. They should be able to tell you about the area and if there are a lot of foreclosed homes, etc. 

3. Fees?-- You might want to ask if their commission is negotiable or if they have any other fees that are specific to your home/area/state. 

4. Deed restrictions.-- Deed restrictions are a must know when buying a home. You will need to know what you are limited on doing and consider home owners associations in this process as well. 

5. Do you think that this property is a good investment?--If you really trust your realtor, ask them questions like you would a friend. Ask their honest opinion. 

These are just a few questions that you may not have thought of in this process. Now, there are many many more. We suggest writing down your questions as they come to you and do your research as well to see what you may not have thought of.
